In our new offering, Small Officer, we are integrating technology seamlessly into flexible work experiences. Many buildings have prime square footage going unused. Owners and landlords struggle to fill these spaces and they often sit on market for two or more years.
Our design is to create fully automated flexible offices out of these spaces that allow members to book, unlock, pay and make repeat reservations without ever speaking to a person. Doing away with paid monthly memberships, we offer our members to only pay for the time they use. As there is no one technology that can do this we linked existing partners with our own builds, to develop a fully functional site to app experience. Users can easily login and control the experience, book, show up and get work done. Overall maintenance of the space for an owner is very minimal.
This offering also leads to a pipeline of growth. Breaking from the traditional model of coworking, which functions in 15,000 square feet, Small Officer capitalizes on smaller spaces to drive a pipeline for buildings with small underutilized spaces for a customer base who will grow into needing suites. Small Officer is a perfect way to both leverage unused spaces, build a pipeline and help companies needing flexible options all without the overhead of Coworking or significant tenant improvement costs.
Designing around odd shaped/vacant spaces
Unutilized small spaces are rarely rectangles, we find creative ways to reshape and find opportunities for utilization.
Quick, low cost improvements
With small spaces, turnkey improvements can be done that are low cost, yet above market value. Most coworking spaces are fairly basic with desks and chairs, as they spend on decor. Competitive small spaces on the other hand are rarely kept up.
Flexible offices
Each unit is built with flexible offices, that ultimately can either be rented by the hour - extending the opportunity to 12 or 24 hours available per day or offering landlords the option to rent offices monthly or even the full suite should the right tenant comes along.
Workstations
For open spaces, quick stations provide low cost barriers to get people into the office.
Seamless Booking
Bookings can all be handled online or within the app. They are user friendly and allow simplicity for users to just book the space without the overhead of staffing.
Security
The ability to lock and unlock a space are critical for visitors. Our system allows for an automatic unlocking, giving the unlocking power to visitors or for administrators to handle.
