At Turnpike plaza, we understand that the way to move tenants in is through understanding how to constantly cut up spaces, implement tenant improvements and infuse technology. Afterall, workplaces shape the businesses and people that occupy them. Turnpike Plaza has square foot floorplates that range from 100 sf to 30,000 sf, Some tenants have been in place for 30 years, others less than a year. Like all buildings, we have challenges in that the building is in a constant state of change and it is tempting to try not to update spaces until new tenants can be found.

We constantly reimagine design that is based on progressive principles that prioritize occupant productivity, design, technology well-being and most importantly tenant growth. We focus on flexibility knowing that if a tenant grows, we want them to grow into the space next door. We focus on building small entry spaces fully built out and move in ready, along with coworking options both by the hour and month-to-month as well as a templated 2,000 sf unit that can be expanded into 4,000 sf with a sister unit. For larger spaces, we keep our eye toward annual updates along with the ability to half the space if needed, either with a tenant decreasing the footprint or if we need options based on a tenant moving.

For the building itself, we have installed HVAC systems in every single occupancy room with individual controls and a building wide digital key system. The building is fully functional with WIFI and back up WIFI and where able sensors, beacons and an integrated operating system to enable real time smart operations and customized experiences.

At their best, workplaces instigate innovation and support the whole tenant. That’s what Turnpike Plaza is designed to do.
